In December, Minto Communities USA notched its 2,000th sale on the way to a 4,500-home buildout at Westlake, the city it founded in 2016 in Palm Beach County.
The 3,800-acre Westlake development regularly makes John Burns Real Estate Consulting’s national list of the top-selling master-planned communities. Single-family home prices start in the $400,000s. Coconut Creek-based Minto began sales in February for a townhouse product starting at $359,990.
“We are seeing very strong demand for our new townhome community,” says Mike Belmont, Minto president. He says that given the value, construction quality and lifestyle, “I am not surprised Westlake is growing as fast as it is.” He expects 2024 sales volume to be on a par with the 424 homes sold in 2023.
The company finished a $22-million amenities complex, including a lagoon pool, water slide and lap pool, last year. The project is approved for 2.2 million square feet of commercial development along with its residential component.
Westlake has led all municipalities in the county since 2020 in the annual number of new single-family home permits. (The unincorporated area of the county, however, sees more permit activity than any municipality.)
Westlake issued 553 single-family permits in 2023, slower than the 651 pulled in 2022, according to the county planning department. (The unincorporated area of the county totaled 1,500 single-family permits in 2023.) Palm Beach Gardens, with 405 single-family, led all municipalities in value with $237.2 million to Westlake’s $154.9 million.
